Lennar A-Town

LSA prepared the traffic study for the A-Town community on behalf of Lennar Communities. A-Town is the largest land development within the heart of the Platinum Triangle. Covering more than 30 acres, the project reaches State College Boulevard, Katella Avenue, and Gene Autry Way. The project proposes a mix of retail uses and residential homes and will include high-rise tower living in central Orange County. Approximately 2,400 homes will be built within A-Town. The traffic study evaluated the project’s consistency with the original Platinum Triangle traffic impact assessment. Significant issues included conceptual design and geometry of Market Street, traffic control and intersection design internal to the project, development of typical sections for internal roadways, and possible traffic-calming strategies on local streets.

 
Treasure Island Resort

LSA was recommended by the City of Laguna Beach to prepare the traffic impact analysis for Treasure Island Resort, one of the more controversial projects in Laguna Beach, California. Using County Congestion Management Program guidelines, LSA prepared the level of service impact assessment at intersections and arterials within the project's sphere of influence and conducted detailed operational analysis of the resort dropoff/valet areas, beach dropoff areas, and individual turn movement operations at the access locations. LSA also prepared the parking management plan for the resort, incorporating monitoring and shared use of an adjacent  retail/commercial parking area.LSA attended Planning Commission hearings and City Council meetings in support of the traffic analyses and their findings. The project was approved by the Coastal Commission and is now open as The Montage Resort.
  

     

Etiwanda Avenue/Valley Boulevard/I-10 Freeway Interchange Modification PSR/PR Traffic Analysis (San Bernardino County)
Ontario, California

LSA prepared a traffic analysis for the proposed interchange modification at Etiwanda Avenue/Valley Boulevard/I-10 freeway for incorporation into the combined Project Study Report/Project Report. The purpose of the analysis was to analyze the existing and future operations of the interchange system and evaluate the benefits and impacts associated with various alternatives to the proposed design. LSA used the Southern California Association of Governments/San Bernardino Associated Governments Comprehensive Transportation Plan traffic model to develop year 2020 peak hour-traffic forecasts for each ramp and weave section in the interchange system. The development of the traffic forecasts was a complex procedure that was presented to Caltrans' staff for review and concurrence prior to use in the analysis. LSA then prepared an operational analysis of the existing future No Project and with Project conditions. This operational analysis included freeway mainline conditions, freeway ramp merge/diverge analysis, ramp metering, weaving section analysis, and intersection level of service analysis. This analysis has become a model for operational analyses of other interchange projects within the I-10 corridor.
