Two Bunch Palms Specific Plan and EIR

Location: Desert Hot Springs, California
LSA prepared a Specific Plan and an EIR on the proposed development of 289.26 acres in the City of Desert Hot Springs. New designs included 1,338 dwelling units plus 121,500 square feet of commercial space, common areas, and interior streets. Existing structures include the historic Two Bunch Palms Resort and Spa, still very much in operation on the 10,000-year-old site of a large Native American community. The client aimed to upgrade the spa and put it at the center of contemporary community activity, both commercial and recreational. The EIR focused on three topics: aesthetics, impacts to biological resources, and preservation of sensitive cultural and paleontological resources.
