City of Coachella
Under contract to the City of Coachella, LSA completed a reconnaissance-level historic resources survey of the Pueblo Viejo Concept Plan area to provide the City with recommendations regarding the treatment of historic resources and specifically the potential for a historic district to be designated. LSA reviewed archival materials and conducted building specific research, a reconnaissance field survey, photo-documentation, and preliminary significance evaluations. In the process LSA reviewed approximately 400 buildings. LSA determined that more than 50 percent of the historic properties in the project area have been severely altered and no longer retain integrity from their period of significance or are not yet close to 45 years of age. Therefore, the area as a whole or in part did not appear to be eligible for designation as a historic district under Chapter 15.48 of the Municipal Code (Historic Districts and Sites) or under the California Register of Historical Resources criteria. However, the project area did include individual resources that were previously surveyed and determined eligible for designation, as well as newly identified properties with a fair to good level of integrity that merit consideration. The area clearly has a rich and diverse history that can be celebrated outside of the concept of a historic district. LSA recommended a number of ideas to the City that would allow for the incorporation of historic elements into future development with the Pueblo Viejo Concept Plan.
