The Tidewater Crossing project included approximately 909.1 acres of mixed-used development in predominately farmland and rural residential uses in south Stockton. The project proposed a General Plan Amendment, rezoning, Master Development Plan, review by the Airport Land Use Commission, prezoning, Tentative Subdivision Map, annexation into the City of Stockton, Sphere of Influence Amendment, and a development agreement.
LSA conducted various studies to evaluate project impacts, including biological resources studies, cultural resource studies, an air quality study, and a noise study. These technical reviews assisted in the preparation of a Draft EIR that analyzed issues associated with construction of mixed use development.
