LSA was selected by the City to prepare an EIR on the proposed development known as Acheson Commons. Located on one of downtown Berkeley’s most prominent and historic blocks, bounded by University and Shattuck Avenues, Berkeley Way and Walnut Street, the proposed project would involve the construction of 202 new dwelling units, three live/work units, and the rehabilitation of approximately 34,000 square feet of commercial space (9,700 square feet of restaurant use and 24,300 square feet of retail use). The historic façades along University Avenue would be retained and rehabilitated; new residential structures would be added to the MacFarlane Building and the Ace Hardware Building. The Acheson Physicians Building would be converted to residential use. The two vacant brown-shingle structures on Walnut Street would be demolished or relocated, to be replaced by a 6-story residential building with ground-floor retail. Private open space would be included; public amenities include sidewalk improvements and new street trees. Potentially significant impacts to aesthetics, greenhouse gas emissions, transportation and traffic, cultural resources, air quality, and noise will be evaluated in the EIR.
